The emerging power map of residential real estate:
Control is shifting away from cooperative compensation and toward direct relationships—with listings, with buyers, and ultimately with the consumer experience itself.
The residential real estate market is entering a structural reset. In the wake of the National Association of Realtors settlement and the rise of mandatory buyer agreements, the industry’s long-standing balance of power is being redefined.

In a recent The Update Podcast with Tristan Ahumada and John Reilly, Saul Klein focused on a graphic he designed that maps the new battleground: a three-way tension between listing control, agent value, and consumer access. What used to be a cooperative system is fragmenting into competing strategies—portals seeking consumer attention, brokers defending inventory, and agents working to secure direct, contractual relationships with buyers.
The critical shift is this: whoever controls the consumer relationship increasingly controls the transaction itself. Listings still matter—but they are no longer the only gatekeeper. The fight is now over who owns the path to the buyer.
