The Coming Soon Files: Two Real Estate Tricks Hiding in Plain Sight

Vanessa’s article

There’s a lot of meat in her simple one-sentence writing style. You’ll find lots of spot-on insight as you quickly scroll through. We’ll give you a peek at a few of her descriptions of Coming Soon:

  • It gets teased with just enough detail to make buyers twitch. All the usual bait, sprinkled with lifestyle glitter.
  • The kind of marketing phrase that arrives wearing expensive shoes and leaves fingerprints on the seller’s equity.
  • But when a property is publicly marketed while not being broadly available through the normal channels where serious buyers and buyer agents search, the seller should ask one very plain question: Is this protecting my privacy, or controlling access to my property?
  • A fast offer can feel like victory. Sometimes it is. But sometimes it is simply the first fish caught because someone controlled where the net was dropped.
  • Because “being helpful” can become very slippery when the buyer has no representation and the listing agent is the only professional guiding the process. Unrepresented does not mean protected.
  • And they cannot let the seller believe the process created maximum competition if the launch was designed to funnel buyers through one controlled doorway. Is this strategy designed around my outcome, or around buyer capture?
  • And too much of real estate still rewards systems that look like service from the outside and function like control underneath.
  • And “unrepresented” does not mean neutral.  It just means one side came into the room without a sword.
  • And it should never turn someone’s largest financial asset into bait for someone else’s funnel.

Your home is not a lead magnet. It is not bait in someone else’s private fishing pond.

Because if homes are being promoted publicly but not clearly accessible, buyers may miss properties they would have wanted to see. They may be qualified, ready, and represented, but still standing outside the room while the rules are being explained to someone else.
