Bestselling Book “The REAL AI Guide” by Kevin Hawkins

As I mentioned a few weeks ago, I am the ‘new kid on the block’ who just started to use the power of Artificial Intelligence (AI). It’s been another “Oh, WoW! Moment.”  What a perfect time to receive an autographed copy from my longtime friend Kevin Hawkins of his new Real Estate Guide. I devoured the rich information I needed to know: the way prompts work, the things to Do and Don’t, the 7-Day AI challenge, the importance of ChatGPT Business account, the Legal risks, creating unique personalized  closing gifts, and much more.

Today I read with interest the Press Release announcing  that Kevin’s book has been featured in NAR’s official bookstore. Great news.

Here’s a portion of the announcement:

SEATTLE, WA – December 18, 2025 – The REAL AI Guide for Real Estate Agents has remained a top-selling real estate sales book on Amazon since its release in early October and is now featured in the Realtor Store, the official bookstore of the National Association of REALTORS (NAR).

“It’s an honor to have the book included and featured in the Realtor Store,” said author Kevin Hawkins, who is widely known throughout the industry as The REAL AI Guy. He notes his new book arrives at a moment when interest in artificial intelligence is surging across real estate, even as many professionals are still unsure where to begin.

“The REAL AI Guide was written specifically for those agents, as well as to help more tech-savvy agents using AI improve their skills. Rather than assuming technical knowledge or prior experience, the book is designed to help any agent or broker become comfortable with AI quickly, confidently and safely,” Hawkins emphasized, starting with its trademark chapter “The Seven Day AI Challenge,” which offers simple, practical ways to save agents and brokers time in everyday work tasks.

Kevin’s son, Korey Hawkins, who edited the book, is also the co-creator of their REAL AI, real estate’s most widely read weekly newsletter focused on artificial intelligence for agents and brokers. Since launching in August 2023, REAL AI has become a trusted weekly resource for thousands of professionals navigating how AI can help them. It has also recently spawned The REAL AI Podcast, a new AI-generated audio series based on the weekly newsletter.   As an excellent resource, the AI for Real Estate Weekly Newsletter is available by free subscription at https://www.wavgroup.com/ai/

Rather than focusing on theory, their book, newsletter, and podcast show agents how AI can fit naturally into their business while also explaining when not to use it. The book addresses common mistakes agents make by using free AI tools for their business, which can create unnecessary risk.  See Podcast on   Avoiding Spam using AI

Hawkins is well known in the industry for his focus on safe and responsible AI use by agents in brokers. In February, he will appear on stage at Inman Connect New York as a panelist on AI Without the Risk, a session focused on helping the industry adopt AI while avoiding unintended consequences.

Kevin Hawkins is editor and co-founder of REAL AI, real estate’s first weekly AI newsletter, and a partner with real estate’s leading consulting firm, WAV Group. As a partner, Kevin often consults on articles and podcasts by the WAV Group team.

Articles by WAV Group Co-founders Victor Lund and Marilyn Wilson:

An article last year by Victor appeared on The Data Advocate: Victor article

Where Victor concludes: In the real estate industry, MLS data serves as a critical resource, but full value depends on the quality of the information it contains. Accuracy ensures that the data reflects reality, comprehensiveness ensures that all relevant information is captured, and timeliness ensures that the data remains relevant in a fast-moving market. By focusing on these three pillars of data quality, MLS data can be transformed from a simple repository of property listings into a strategic asset that drives better decision-making and enhances outcomes for all parties involved.

“HouseCanary Ignores Boundaries of IDX with Google Ad Integration”

Where Victor poses key policy decisions affecting AI-integrations: As MLSs and regulators look more closely at AI, search, and third-party integrations, this use case is likely to become a flashpoint. The industry has already learned, often through litigation, that stretching IDX beyond its written intent carries real risk.

Marilyn highlights real estate industry leaders in her articles and podcasts:

“Realtor.com Unveils Two Game-Changing Features: Fly Around 360 and Natural Language Search”

Where Marilyn points out: “These features aren’t just about consumer experience – they’re also creating better-qualified leads for agents. When buyers can do more thorough research upfront, they come to agents with more specific questions and a clearer understanding of what they want. The search data can also help agents understand trending interests and prepare for the most common questions they’ll encounter.

Another member of the WAV Group who actively publishes on AI issues is David Gumpper

AI Token Costs Are Invisible Until They Aren’t

Here David focused  on the role of Tokens, that is :”AI tokens are fundamental units of data (like word pieces, words, or punctuation) that large language models (LLMs) use to process and generate text, acting as the building blocks for understanding language and powering applications. They are also digital assets (cryptocurrencies) used in blockchain-based AI ecosystems for payments, governance, and incentives. In essence, tokens are either the linguistic units for AI processing or the economic units for AI services.”
