Blockchain, Tokenization, DAOs and Real Estate: Transparency and Innovation at the Grassroots Level
by Vanessa Saunders
As someone who earned my certification in Blockchain Technology from MIT in January 2020, I’ve seen the profound impact this technology can have on the real estate industry. Having served on the advisory boards of Consortia and SolidBlock, I’ve experienced how blockchain brings transparency, security, and trust to real estate transactions. But while these technologies are exciting, the real challenge is addressing the confusion and lack of transparency that often plague the industry at the grassroots level—specifically within MLSs and NAR (National Association of Realtors).
When I speak at the International MLS Forum in Milan, I’ll focus on solving the daily practical issues that agents, brokers, homeowners, and buyers face and how blockchain can help.
Blockchain: The Backbone of Real Estate’s Digital Future
At its core, blockchain is a decentralized digital ledger that makes every transaction transparent and unchangeable. This transparency should be standard in real estate, but unfortunately, it often isn’t. Offers can go “missing” when they don’t benefit an agent, and buyers and sellers are left in the dark. Blockchain can solve this by creating a permanent record visible to all parties involved.
Platforms like Propy.com, which I’ve personally used in my business, ensure that all offers made on a property are visible to the seller in real time and that buyers know their offer has been presented. Propy facilitates fully online, blockchain-secured property transactions, making the title transfer seamless and secure.
Similarly, Consortia, where I served as an advisor, uses Title Tokens to track a property’s history, ownership, mortgage, and appraisal data, providing a clear and tamper-proof record.
Tokenization: Expanding Investment Opportunities
Tokenization is one of the most revolutionary applications of blockchain in real estate. I worked extensively on this with SolidBlock, which DIBS Capital recently absorbed. SolidBlock pioneered tokenizing high-value assets like the St. Regis Aspen Hotel, enabling fractional ownership. This makes real estate investment accessible to a broader range of people.
With tokenization, liquidity is no longer an issue. Investors can buy and sell tokens quickly on secondary markets, providing instant liquidity—traditionally absent in the real estate market.
Addressing NAR’s Recent Changes: More Confusion
Recent changes introduced by NAR following several court cases have only added confusion. While these changes were meant to address long-standing issues, they have created a patchwork of rules across states and brokerages, leaving many agents, brokers, and MLSs frustrated.
Blockchain offers a solution by providing clear, immutable records that all parties can trust. With a blockchain-based system, there is no question about whether an offer was presented or whether compensation terms were clear from the start.
Decentralizing Real Estate Management with DAOs
Decentralized Autonomous Organizations (DAOs) are another exciting development in blockchain real estate. DAOs empower investors by giving them a say in managing a property. Platforms like Lofty AI use DAO LLCs, allowing fractional property owners to vote on important decisions such as leasing agreements and renovations. This decentralized approach ensures that management is transparent and democratic.
Regulatory Hurdles and the Future
While blockchain holds enormous potential, regulatory hurdles remain. Tokenized real estate is governed by securities laws, and platforms like SolidBlock and Propy.com have had to navigate complex legal frameworks to ensure compliance. The SEC is beginning to recognize security tokens, but global regulations are still catching up.
My Focus in Milan: Back to Basics
At the International MLS Forum in Milan, I will focus on the practical issues that MLSs, NARs, and agents face today. While the future of real estate lies in technologies like tokenization and DAOs, my goal is to address how blockchain can provide immediate solutions to the confusion and inefficiencies in the current system. We need to restore transparency and trust where it’s needed most—at the grassroots level.
Conclusion: The Future of Real Estate is Here
Blockchain, tokenization, and decentralized management (DAOs) are no longer futuristic concepts—they are tools that are reshaping real estate today. Platforms like Propy.com, Consortia, SolidBlock, and Lofty AI are leading the way, bringing transparency, security, and liquidity to real estate transactions.
As these technologies continue to evolve, the future of real estate will become more digital, decentralized, and accessible than ever before. I look forward to sharing more insights on this in Milan and pushing for the adoption of these technologies where they’re needed most.

This is an excellent summary of what Blockchain can offer the real estate industry. Right now, many are grappling with how they want to do business and what they should provide, going beyond the usual question of why they’re in this profession. Since I started in real estate and learned how it really works, my focus has always been on raising the level of professionalism and making the business more client-centered—because, at its core, real estate is a service industry. So much of the coaching and training out there is focused on the agent—what’s best for them. But I believe it’s time to rethink the way we approach this business. By refining the “how” and encouraging a higher level of professionalism, we’ll not only help current agents but also attract those who want to bring real professionalism into real estate.
Blockchain technology offers something crucial—integrity, security, and transparency, all of which serve the client. While there are logistical challenges to work around, several platforms already offer credible ways to do business that not only improve accuracy but also align with where the industry is headed in the future.
